Baltimore County holds most of the region’s suburban commercial building stock: shopping centers, office parks, medical buildings and light-industrial frontage, much of it built between the 1960s and the 1990s and now on its second or third tenant. It is the largest commercial market we cover and the one where obsolete framing systems come up most often.
What goes wrong in Baltimore County
Obsolete framing systems
A great deal of county frontage runs framing that has been out of production for decades. The aluminum is often still sound, but the stops, gaskets and door hardware are not obtainable. Reglazing is usually still possible; matching a broken closer or a discontinued lock rarely is, and that is what decides repair against replacement.
Tenant turnover in shopping centers
Every new tenant wants a different entrance, different signage attachment and sometimes a different glass appearance, inside a landlord’s existing system. The work is fitting new requirements into framing that already exists, on a fit-out schedule that does not move.
Failed insulated units across large glazed elevations
Suburban office and medical buildings glazed in one campaign tend to fail in one campaign too. When several units fog in the same year, it is the original sealed units reaching end of life together rather than isolated bad luck — and it is worth pricing the elevation rather than the pane.
High-cycle entrance doors
A busy medical building or grocery-anchored center puts more cycles through an entrance in a year than most doors are specified for. Closers, pivots and thresholds are the wear items, and matching hardware duty to actual traffic is what stops the quarterly callout.
Most county commercial properties have parking and loading immediately at the frontage, so material handling is far simpler than in a dense urban corridor. That usually means a shorter on-site day and less disruption to trading hours.
